The first major showdown in the 2025 Olympia Legislative session will be over housing affordability and “rent control”, says KVI morning show host, John Carlson.
Real estate developer in Bellevue, Kevin Wallace, joined Carlson to talk about the proposed bill, HB 1217.
Wallace testified this week in the House Housing Committee in opposition to HB 1217 which sponsors sum up officially as, “Improving housing stability for tenants subject to the residential landlord-tenant act and the manufactured/mobile home landlord-tenant act by limiting rent and fee increases, requiring notice of rent and fee increases, limiting fees and deposits, establishing a landlord resource center and associated services, authorizing tenant lease termination, creating parity between lease types, and providing for attorney general enforcement.“

Housing affordability has surged to become as important of an issue to Washington voters in recent years as homelessness. Carlson concludes about Washington’s housing affordability problems and HB 1217, “Olympia (Legislative Democrats) says ‘we know how to do that–simply make housing more affordable by limiting what people can charge for rent’.”
